From smut peddling to smug peddling, one property is about to get a new lease on life.

Gwyneth Paltrow is building a high-end private club on the Sunset Strip to replace Larry Flint’s Hustler Hollywood store, sources tell TMZ.

The 42-year-old Goop founder reportedly bought the porn lord’s property with her business partner Gary Landesberg, and the pair apparently have big plans for their new investment.

With Paltrow as an investor and board member, and Landesberg acting as chairman and principal shareholder, they promise to bring a prestigious club with a Soho-esque vibe to the Entertainment Capital.

The Arts Clubs will be similar to the one in London and Aspen, both of which prohibit the use of foul language and feature artsy events and poetry readings.

There is no betting inside the clubs, but they do offer backgammon and a strict dress code.

The London club offers an initiation fee of $2,000, plus an annual cost of $2,000 for a membership. According to TMZ, Paltrow’s club will be much more expensive.

“I’m incredibly close to the common woman in that I’m a woman and I’m a mother and we all are in a physical body with beating hearts with compassion and love we are all seekers,” Gwyneth told CNNMoney in March.

While the former Hustler location will no longer be peddling smut, it appears it will become a home for Paltrow’s good vibes and Goop deals.
